CHEWATHAI has Ready Built Factories for Rent which cater to various needs and requirements. Our factories are designed to give tenants great flexibility and convenience to shorten start-up period and save start-up costs. CHEWATHAI also provides build-to-suit factories for tenants with specific technical or location requirements.


 


FACTORY AREA

 


Floor : Reinforced concrete slab (3,000 Kg/sq.m) on ground with steel trowel finished and floor hardener.
Wall : Painted concrete block wall with steel louvers and siding.
Structure : Reinforced concrete columns with steel roof truss.
Roof : Metal sheet full length with insulation.

Our Ready Built Factories are located in Industrial Estate where they have an office of the Industrial Estate Authority of Thailand (IEAT). This, in itself, provides a number of mainly non-financial benefits to the tenant, and streamlines the procedures for statutory consents and approvals for the tenant's operation, whereby IEAT act a “One Stop Service”. CHEWATHAI is willing to assist tenants in order to obtain the required licenses and approvals.

 

 

Modifications

Whilst the ready-built factories provide the base building requirements for a wide range of industrial processes, many tenants require modifications to the specification to satisfy their specific needs. We would be pleased to discuss these requirements and seek ways to undertake modifications and additions to the building specification.

 

 

 

Utilities

CHEWATHAI will be pleased to assist tenants in obtaining the required level of utilities, such as electricity, telecommunications, water, waste disposal and, where appropriate, gas supplies.

 

 

 

Consultation

CHEWATHAI will be pleased to serve tenants wherever possible in providing contact details for suppliers of a wide range of goods and services from our extensive knowledge. With the exception of the cost of undertaking modifications and additions to the building specifications, the costs of utilities connections and supplies, and fees payable to statutory bodies, we will provide this assistance to tenants without cost. The only payment to Chewathai is the monthly rent.

Since we have run our industrial business in 2013, our factories only located in Amata City Industrial Estate, Rayong. However, our vision is to be one of the most admired ready built factory in customer’s mind, we plan to acquire more land bank in various Industrial Estate which located in strategic locations.

WHICH ZONE ARE YOUR FACTORIES LOCATED IN THE INDUSTRIAL ESTATE ?

Our factories are located in General Industrial Zone where tenants can apply for BOI Privilege Zone 3.

 

 


TIMING

HOW LONG WILL IT TAKE US TO GET INTO PRODUCTION?

It will depend on your own operation, installing your machinery, etc., but we would expect you to be able to operate within 3 months from our first meeting.

HOW LONG WILL IT TAKES YOU TO BUILD A FACTORY?

We hope that one of our units might be suitable for your needs. If not, we have land located in the Industrial Estate which can develop a unit to suit your requirements and we aim to hand over a new standard building within 8 months.

WHAT SHOULD WE DO IF WE WANT TO RESERVE A UNIT? HOW LONG DOES IT TAKE?

Please sign a booking agreement and pay a deposit of one month's rent.

 

 


COST

WHAT IS THE RENT?

Quoting rents depend on the unit’s size, floor loading capacity and location and range from 300,000 THB – 600,000 THB per per month.

IS THERE A DISCOUNT? TO WHAT EXTENT IS THE RENT NEGOTIABLE?

Whilst we feel that the quoting rents reasonably reflect current rental values, we would be pleased to discuss rental levels with you as part of the overall transaction.

CAN WE BUY A UNIT AND, IF SO, WHAT IS THE PRICE?

We develop with a view to renting the units. However, we would encourage you to take a lease with an option to buy rather than buying outright. Such an option would specify a price formula. The quoting price whether for an outright sale or for the exercise price for an option will depend on the individual building construction cost and the land cost, which varies slightly from one plot to another.

IN ADDITION TO RENT, WHAT OTHER COST ARE THERE?

Additional costs payable to other parties, are Property Tax, Estate Maintenance Fee, Power supply, Water supply and treatment, Telephone connection and use charges.

 

 


LEASE TERMS

WHAT IS THE USUAL LENGTH OF LEASE ?

The normal length of lease is 3 years, in accordance with market practice. However, we would be pleased to discuss a longer or shorter term or a grant an option to renew the lease.

 

 


GENERAL

WHAT SIZES ARE YOUR FACTORIES?

We currently provide ready-built factories in of approximately 1,500 to 2,000 sq m. Larger units are available on a custom basis.

WHO ARE YOUR TENANTS?

Most of our tenants are foreign companies or Thai/foreign joint venture companies, Japanese, Korea, Europe, and India.
